The town rebuilt itself after the September 2013 flood that devastated downtown, and the post-flood Lyons (with Highway 7 raised, the creek banks armored, and the housing stock partially replaced) is more flood-resilient than it was before. Most homes include 1–2 dedicated spots. Pearl Street and University Hill are permit zones; we'll guide you through resident permits if applicable.
What about wildfire mitigation?
Every Sunshine Canyon and Boulder Heights home is inspected annually for defensible space and ember-resistant venting. We coordinate evacuations directly through Pinecrest if a watch is issued.
Can I have a dog at altitude?
Most homes are pet-friendly (2 max). Confirm breed restrictions on the individual listing — some HOAs have additional rules.
Are utilities ever included?
Trash and water are typically owner-paid in condos and HOA properties. Single-family homes are usually all-tenant. Each listing states it explicitly.
How early can I tour?
