    Self-tour any time, or book a guided walkthrough with a leasing agent who actually knows the home.

    Apply

    $45/adult, decision in 48 hours, no goalpost-moving. We screen against the criteria above.

  4. 04

    Move in

    E-sign the lease, pay deposit, collect re-keyed keys. We meet you on site for the walk-through.

How fast can I move in?
Most approved applicants move in within 7–14 days. Self-tours are available 7am–9pm; a decision lands within 48 hours of a complete application.
What's your pet policy?
Up to two pets per home, $300 refundable deposit per pet, and $35/month pet rent. Service animals are accommodated free of charge per FHA.
How do you handle maintenance emergencies at altitude?
A licensed tech is on rotation 24/7/365. Frozen pipes, no-heat calls, and propane issues route to an after-hours queue with a 30-minute callback target.
Can I apply with a co-signer?
Yes. If your income falls below the 2.5× threshold, a co-signer at 4× the monthly rent can stand in. Same screening criteria apply.
Do you manage short-term rentals?
No — we focus on long-term residential leases of 6 months or more. STR management is a different operational beast and we'd rather do one thing well.
What's your management fee for owners?
Flat 8% of collected rent, plus a one-time leasing fee equal to 50% of one month's rent. No setup fee, no markup on maintenance, no surprises.
